Every Monday at Fazendin

Just a quick glimpse into what the agents do on Monday morning’s at Fazendin.  They gather – first for Sales Meeting.  Each week a topic or speaker shares information to keep our agents current with what is going on in the industry. Our agents don’t want to miss Sales Meeting – they want to be in the know.  We also share successes and challenges as a collective team.  From there we go on tour.  Our Fazendin agents tour every one of our listings together.  The industry chooses to go on Tuesday’s during Broker Opens to do this – but if you are hosting an open then you don’t get to see the other agent’s listings.  By going on Monday – everyone has the opportunity to see every listing – which is great when floor questions come in about our listings.  Agents have toured the homes and are better equipped to answer questions.  The third piece of the gathering is we share lunch together.  Agents and staff take turns teaming up and cooking lunch for one another.  This piece is enjoyed by all.  Sales Meeting, Tour and Lunch every week is just one of the ways that Fazendin is unique and works to give you the highest level of service!

Toured a New Construction Home Lately?

Some of the REALTORSÒ at Roger Fazendin REALTORSÒ were able to partake in a special home tour this week.  JMS Custom Homes, LLC (the 2011 Builder of the Year Award Winner) invited our office to be the first group to enjoy their new beautiful, coach, luxury bus.  The agents boarded the bus at the Fazendin office and toured three new construction homes by JMS Custom Homes in Eden Prairie, Edina and Minnetonka.

We spoke to Fazendin REALTORÒ Connie Ede for her insights about the tour.  “It was great to see new material being used in flooring, wall coverings, and hardware appointments.  Windows too – what a difference big, argon windows make that let the light in and deflect the sunlight!”  Connie also noted that she was very impressed with the workmanship.  When asked about a feature that she hadn’t seen before or was most impressed with Connie mentioned the “pot filler” – a water faucet above the stove.  You simply turn it on and fill your cooking pot with water and you don’t have to carry those heavy pots from the sink to the stove – ingenious!

Connie has been selling residential real estate since 1976.  Her final comment about the tour was “if you’ve lived in your home for many years you should get out and see what’s being done today – it will help you to be aware of the updates needed when it’s time for you to sell or give you ideas of options so you can enjoy your home in a more current way!”  Thanks JMS Custom Homes for the great tour!

How Do You Know?

Ever look at a house for sale and wonder could we afford that?  Is that neighborhood near our price range?  Are you thinking about purchasing your first home, but not sure how much you can purchase?  If so, have you ever tried the Mortgage Calculator on the Roger Fazendin REALTORS website?

The Mortgage Calculator is on the left side of the list of features.  You simply enter the list price, the down payment, the loan term and the interest rate.  It automatically calculates what your mortgage payment would be – you can also include taxes and insurance fees into the calculation to give you a better idea.

Or if you find a listing that you like by using our Property Search on the fazhomes.com website – when you click on the listing to look at the features you can click on the right and find a mortgage calculator specific to that listing.  You can change the
parameters to meet what the current market is doing. It auto populates fields
like list price and taxes from the MLS listing detail.

What is the current market doing?  We contacted Cathy Robin at Summit Mortgage for a quick update:

30 year – 4%

FHA – 3 ¾%

15 year – 3 ¼%

Jumbo 30 year – 4 ¾%

(Jumbo means loan amount over $417,000)
